Soft wash
Surface-correct method
Render needs chemistry, not pressure.
Modern render systems are expensive to install — and easy to ruin with the wrong cleaning method. We use a soft-wash chemistry approach that lifts dirt without abrading the surface.
Whatever the render system, the cleaning principle is the same: treat the algae at the surface and biological level, allow it to dwell, then rinse at controlled low pressure.
What you don't do is press a high-pressure lance against render. The surface texture catches the jet, lifts the top layer and leaves permanent etching marks that can only be fixed by re-rendering. We see this on properties cleaned by general jet-wash operators every month.
Our render cleans transform north-facing elevations and shaded gables that have gone green or black with algae — and biocide treatment continues working after we leave, suppressing regrowth for an extended period.

What happens to neglected render.
Render protects the wall behind it. When biological growth takes hold or staining sets in, both the appearance and the protective function start to fail.
Algae makes render porous
Algae hold moisture against the surface, accelerating freeze-thaw damage and eventually causing crazing and spalling.
Run-off staining becomes permanent
Streaks from blocked gutters or copings, if left untreated for long periods, can become impossible to lift — leaving repainting as the only option.
Damp can find a way in
Compromised render allows water through to the masonry behind, leading to internal damp patches that are far more expensive to fix.
A clear, methodical system — built around your time and your property.
Inspection
We assess the surface, age, material and condition on site or from your photos — and quote in writing.
Preparation
Plants, drains and fragile fixtures are covered. Loose debris is cleared before cleaning begins.
Treatment
The correct chemistry and pressure for the surface — biocides, detergents or pure cleaning where appropriate.
Verification
A controlled rinse, inspection in natural light, and a walk-around with you to check every metre.
Completion
Site left spotless. Aftercare advice and a clear written invoice.
The benefits you'll actually notice — and the ones that pay for themselves.
No surface damage
Soft-wash chemistry lifts the dirt — never the render. Your warranty stays intact.
Looks like new again
Through-coloured render systems clean up well. The original colour and texture come back through.
Long-lasting biocide action
Biocide continues to act after we leave, suppressing the regrowth that causes the discolouration in the first place.
Cheaper than repainting
A specialist clean costs a fraction of repainting an entire elevation.
Protects the substrate
Removing biological growth lets the render breathe, dry properly, and continue protecting the wall behind.
Done in a single visit
Most domestic render cleans complete in a day, with the visible improvement starting immediately and continuing over the following weeks.
How modern render systems should — and shouldn't — be cleaned.
Each render type has its own quirks. The same chemistry generally works, but pressure, dwell time and rinse approach all vary by system.
Modern silicone systems
Silicone-based renders are self-cleaning to a degree, but in shaded or wet locations they still pick up algae over time. We apply a soft-wash biocide using a low-pressure pump, allow time to dwell, then rinse with a wide-fan nozzle at low pressure. High-pressure turbo or zero-degree tips are never appropriate on silicone render — they remove the texture in seconds.
Monocouche render
Treated identically to silicone systems. Through-coloured monocouche is unforgiving of mechanical damage — the colour goes all the way through, but the surface texture, once damaged, is visible forever. Always soft-wash.
Traditional render and painted finishes
Older sand-and-cement render and painted finishes can handle slightly firmer cleaning, but biocide pre-treatment is still the right starting point. Painted render is checked first for loose or flaking sections, which we mask off rather than blast.
Run-off and rust staining
Black streaks under window sills, orange rust marks from old wall ties, copper-green stains from old guttering — most of these can be lifted with the correct staining chemistry rather than mechanical force. Tell us what you're seeing and we'll bring the right product on the day.
