Soft-wash roof cleaning — the only method we'll use on a tile roof.
High-pressure 'roof blasting' looks dramatic on social media. It also strips tile coatings, snaps ridge mortar and voids most manufacturer warranties. We don't do it.
Instead, every roof we clean is treated with a low-pressure soft-wash system using a roof-specific biocide. The biocide kills moss, algae and lichen at the spore level, then weather over the following weeks does the rest of the work — gently and without trauma to the tiles or mortar.
Where moss is heavy, we scrape and remove the bulk by hand before treatment, working from a properly secured ladder or access platform. All loose moss is bagged, gutters are cleared of debris, and the property is left tidy.

Why we never pressure-wash a tile roof
Concrete roof tiles have a factory-applied coloured slurry coat on the top surface. High-pressure water strips that coating in seconds, exposing the porous concrete beneath. Within months, the bare concrete absorbs water, freeze-thaw damage accelerates, and the tiles deteriorate faster than they ever would have with moss left alone. The 'clean' look lasts a season; the damage lasts decades.
How soft-wash actually works
We apply a roof-safe biocide (typically benzalkonium-chloride based, sometimes combined with a quaternary ammonium compound) using a low-pressure pump at less than 1 bar. The chemistry kills the cell walls of moss, algae and lichen. Over the following 4–12 weeks, dead growth releases its grip on the tile and is washed off naturally by rain. The roof gets progressively cleaner without anyone walking on it.
Heavy moss removal
Where moss is more than a few millimetres thick, we mechanically remove the bulk before treatment — gently scraping from a roof ladder or scaffold tower. Loose moss is bagged for disposal, never blown into the garden. Gutters are then fully cleared as part of the same visit.
Residential vs commercial roofs
Domestic pitched roofs are quoted per square metre after a quick survey or photos. Larger commercial or barn-conversion roofs are quoted on-site.
